Explanation:

For all acknowledgments:

“For any document executed in Mississippi, it is suggested that the statutory form acknowledgment herein provided be used or that the acknowledgment used substantially comply to the statutory form of acknowledgment.  For any document executed in any state other than Mississippi, the Mississippi statutory form acknowledgment may be used or any form acknowledgment accepted under the laws of the state of execution.  Acknowledgments executed outside of the State of Mississippi and referencing remote online notarization will not be accepted.”

For all deeds and the release:

“All documents evidencing a conveyance of land or affecting title to lands in Mississippi must adhere to the following requirements for recording purposes:

it is required that there be a 3 inch blank top margin on the first/front page of the document.  Below this margin and the on first page must be the following:

  1. Name, address, and telephone number of the individual who prepared the document (this may be a party to the transaction or if outside counsel, it must be a Mississippi licensed attorney with bar number listed);
  2. Return address;
  3. Party names, addresses, and telephone numbers;
  4. Title of the document;
  5. Indexing instructions.

Any revision to this form requires approval of a Stewart Title Guaranty Company underwriter. The underwriting guidelines contained herein have been provided for general reference. The facts, circumstances, and location of the subject property should be considered when determining the issuance of the requested form or endorsement. Please note that all of the forms and endorsements included in this system may not be available in all states. Accordingly, please contact the appropriate Stewart Title Guaranty Company underwriting personnel in order to determine availability.

Compliance with the underwriting guidelines contained herein in no way obligates Stewart Title Guaranty Company to issue any form or endorsement.
