Explanation:

This endorsement provides "gap" protection to a proposed owner or lender insured under a commitment, as to matters appearing after the effective date of the commitment but before the effective date of the policy.

Underwriting Requirements:

This endorsement's use is limited to commitments covering a 1-to-4 family residential lot. The endorsement is attached to the commitment prior to closing. The conditions contained in the endorsement must be met or coverage is not granted. If the ?down date search? reflects additional items filed of record affecting title, these additional filed items must be added to the commitment as either an exception or as a matter to be disposed of prior to closing.

Any revision to this form requires approval of a Stewart Title Guaranty Company underwriter. The underwriting guidelines contained herein have been provided for general reference. The facts, circumstances, and location of the subject property should be considered when determining the issuance of the requested form or endorsement. Please note that all of the forms and endorsements included in this system may not be available in all states. Accordingly, please contact the appropriate Stewart Title Guaranty Company underwriting personnel in order to determine availability.
